One of the oldest stone houses in Belle-Isle-en-Terre and located along the ancient route from Paris to Brest. It is a quiet location and the petite balcony provides a good vantage point looking out over the river.

The detached house is one minute from the centre of Belle-Isle-en-Terre ( a three fleurie ville ) and within walking distance of two boulangeries (bakers) and the three restaurants (creperie, pizzeria and gourmet restaurant). Additionally, the ville has a small hotel, banks, a supermarket and other shops. Infant, Junior and Senior schools are within walking distance.

The property is adjacent to Pont Malaben and runs alongside the river Guer for about 150 metres. From the road the house looks deceptively small.

The private riverside comprises of a path alongside the house, a private parking area for several cars and then a well-maintained, manageable garden with a view across the river to the Chateau (Lady) Monde.

To the right of the stairs is the Living Room with a fitted corner “American” kitchen and, leading off, the Dining Room with twin doors on to the balcony. The kitchen includes a breakfast bar, built-in fridge, hob, oven and plumbing for a dishwasher nearby.

The Living Room / Lounge is a large, double-aspect bright room with the central feature of a glass-fronted wood burner.

The Blue double Bedroom is to the left of the stairs and has an ensuite shower, washbasin and toilet. Further along the corridor is the door to the flight of stairs to the fourth double Bedroom, currently used as a study / occasional bedroom.

Loft

At the top of the stairs is the access to a large, full-height, boarded loft, which has the potential to provide further accommodation.

Garden

The total area of the house and garden is 779 m2.

Behind the house and alongside the river, is a large lean-to / garage, a large car-parking area and the riverside garden.

The garden enjoys the sun from dawn to dusk. It has a large decked area, a lawn, flower beds and, at the far end, a quiet area to listen to the meandering River Guer’s waters.
